2nd time staying at Kingsmill. Had a great 4th of July vacation here. River pool and main pool area great time with the families. Was a bit disappointed w/room given this time, we had bldg 10 first floor, which had no view of the beautiful river or the gorgeous sunsets like we had our first trip.

We have stayed 2 nights here during the fourth of July weekend. Pros 1. Locations: it's pretty much right next to the Busch garden and close to the gas station/restaurants/water country water park. 2. Clean ground, nice river pool, great services, and quick responses from the front desk via text. Cons 1. Room: Like others mentioned, our deluxe king room seemed very old, outdated. It is a condominium. You will hear your neighbors footsteps from above, dogs howling through walls. Also, we caught a few spiders and mosquitoes in the room. 2. Food: The breakfast buffet and the food at the mill were okay. It's just for convenience, not quality. Even with the couple of cons I pointed out, I appreciate all of the help and prompt response I got from the hotel. It has great potential once they invest in upgrading rooms.

The resort is costly, but well worth the price. The staff is amazing and welcoming. All of the amenities are fantastic for families vacationing. We were impressed by the cleanliness of the grounds and how responsive the staff was to any needs. We would recommend this place to anyone.

I recently stood at this resort to celebrate our anniversary around the 4th of July and wasn’t pleased with the room. I sent an email to managers and still have yet to receive a response due to how uncomfortable my family and I were. Upon arrival, we found the room in an unacceptable state. * Food debris from previous guest was left in the garbage disposal, as well as in the living and kitchen areas. I mentioned to the front desk upon check out which those areas we did not touch a debris still remain. * The side entrance had visible cobwebs and was dirty, my children were unable to use the entrance. *The room carpet was filled with dander, which triggered severe allergies for my family. We had to go and purchase allergy medication. *The air conditioning vents appeared neglected and could have been properly cleaned, further exacerbating our discomfort. *The washer and dryer filter were not properly cleaned, adding to the overall impression of neglect. *Sconces in the bathroom and hall had bulbs out as well.

My room was ready late. The entire property is VERY outdated. The meeting room didn't have any outlets at the table or nearby for laptops. The laptop room was made up of some bizarre standing booths - incredibly inefficient and outdated. All of the restaurants on the property were severely understaffed. (One server for each place is insane. It's the summer at a resort in a college town.) The landscaping was nice. Hold charges on my account are still present a week later. I've never had held charges stay on my account for that long. The lazy river closes at 8pm. It is summertime and still light after that. The breakfast "buffet" had next to nothing and was almost $30. I definitely would not recommend this "resort" unless you are just going to play golf for the day. I was there for a work retreat and would have never picked this place for myself or my family to stay at.

My daughter and I spent a week here and loved every minute of it. We got a deluxe condo and it felt like a home away from home, the bed was super comfy and had plenty of space. The resort was gorgeous, the lazy river was great, and everyone was very friendly and welcoming. The patriot shuttle option to and from Busch garden was a great experience. My only complaint is that I wish they had more dining options onsite, or at least ones where the quality of food align to the price. Although beautiful on the outside, the James Landing Grille was disappointing experience and I would not recommend eating there. All in all I can’t recommend this place enough, we will be coming back as a new family tradition.

Kingsmill Resort is a fantastic option for a relaxing getaway! I absolutely love the resort, especially the spaciousness of the rooms. You'll have plenty of room to spread out and unwind. While the accommodations are large and comfortable, they do lean towards being a bit dated in their decor. A refresh might be a welcome update, but it doesn't detract too much from the overall experience. I do want to point out a few things. One of the kitchen drawers was inaccessible because the fridge was blocking it. Not a huge deal, but I just thought it was funny. Also, the provided frying pan was surprisingly small. It made cooking anything other than a single serving a bit of a challenge. Despite these small issues, the positives of Kingsmill far outweigh the negatives. The beautiful setting, the various amenities, and the sheer size of the rooms make it a truly enjoyable place to stay. I would highly recommend it and plan to return.
